We are very excited about our ambitious renovation project which will result in this amazing house as described below.  Our main aim is to turn a traditional town property into a welcoming and beautifully appointed home from home fit for today’s guest.  As a result we are making sure every bedroom has its own bathroom (no mean feat).   We are also opening up the kitchen and dining area to create a large and sunny sociable space.

Main door entrance at Ground Floor level up a few steps from the street- big black door.  Once inside the vestibule our property is the door straight ahead of you.  To the right in the vestibule is the door for the property above us which is the top 2 floors of the building.

We have designed this house to be as flexible as possible, sleeping a maximum of 10 in our 4 bedrooms that can be twin or superking (Please note a UK superking bed is 6ft wide).  This house is a winner whether you are a group of 4 or 8 or even 10.  We hope to have 2 substantial camp beds available to take the total guest count up to 10 if needed as we do have 5 bathrooms.

On this ground floor level you have a glorious drawing room with 2 large windows facing east onto Howard Place and across to Hope Street.  It is a grand high ceilinged room with lovely cornicing and is ideal for entertaining or for relaxing in front of fire (gas fire) and TV.  Also on this floor is the upstairs master bedroom, again very large and with lovely cornice detail.  The huge windows are west facing onto our newly replanted garden.  We have added in an en-suite shower room to complete the master bedroom experience.  Next to this room is a much smaller bedroom which will be set up as a twin but can be set up as a Double (6 foot wide bed).  Next door is the shower room for this bedroom and also downstairs we have a further bathroom complete with bath which can be used by any of our guests looking for a leisurely soak.

Downstairs on the lower ground floor we have 2  bedrooms, again 1 larger one with en suite containing both bath and separate shower and a smaller bedroom with a good sized en suite shower room with the most massive shower.  As described above, this floor also has a general bathroom with bath for those preferring a bath.  This lower ground floor also has its own access (gate can be locked) from the street and our heated golf locker is located out in the cellar area accessed by stone steps  down from street level.

Our lower ground floor area contains the large kitchen and dining area which is all open plan.  The dining table can seat up to 10 or even 12 people.  The dining area offers large double doors out onto our terrace where you can soak up the afternoon/evening sun as it is all west facing.  From the terrace/patio there is access to the garden with lawn and newly planted flower beds – it is a real sun trap out there.

We also have a utility area for washing and drying.  We have a washing machine and separate tumble dryer and there is a pulley for drying items as well as an additional drying cupboard in our downstairs hallway which will be fitted out with shoe/boot drying racks.
